We let, manage and buy residential property across England.
Management for private and institutional landlords, block and portfolio management, and direct purchase of blocks of flats, including distressed stock.
Four things we do, and do properly.
One operating team runs the lot, which is the point: the landlord who instructs us on a single flat and the fund that hands us a block get the same people, the same systems and the same standard.
Lettings and management
Marketing, referencing, compliant tenancies, rent collection, repairs, inspections and renewals. Rent paid to you with a statement, and a named manager who answers the phone.
Block management
Service charge budgets and accounts, contractors and cyclical works, fire and building safety, insurance and communication with leaseholders. For freeholders, RTM companies and institutional owners.
Portfolio management
Whole-portfolio operation for corporate and institutional landlords: lettings, arrears, compliance, capital works and reporting built around your covenants and your board pack.
Acquisition
We buy blocks of flats and small portfolios for our own account across England. Vacant, tenanted, part-let, in disrepair or in receivership. A decision in days and completion on your timetable.

We buy blocks of flats. Especially the difficult ones.
Part-let, in arrears, behind on fire safety, stuck in probate or with a receiver appointed. We buy with our own money, so there is no chain, no lender panel and no renegotiation on the steps. What we buy and how it works
Built for owners with more than a handful of doors.
Corporate and institutional landlords do not need an agent who is good with tenants. They need an operator whose reporting survives an audit, whose compliance survives an inspection and whose arrears process survives a tribunal.
Reporting
- Monthly pack: rent roll, arrears ageing, voids, compliance status, works in progress
- Client money held in a designated account, reconciled and reported
- Data in your format, exported to your systems, not locked in ours
Compliance
- Gas, electrical, EPC, fire risk, legionella, licensing: tracked per unit, renewed before expiry
- Renters' Rights Act procedures built into every tenancy and every notice
- Building Safety Act duties for higher-risk buildings mapped and evidenced
Income
- Arrears acted on from the first missed payment, with an evidence file from day one
- Voids turned in days, with pre-agreed refurbishment specifications and pricing
- Rent reviews served correctly, once a year, against real comparables
Questions people ask before they instruct us.
Straight answers. If yours is not here, ring and ask.
Who do you work with?
Private landlords, corporate and institutional landlords, freeholders and owners of blocks and portfolios, and people selling residential property, particularly blocks of flats. Tenants of the homes we manage report repairs to us directly through the assistant on this site.
Do you buy blocks of flats?
Yes, for our own account, anywhere in England. Distressed, part-let, poorly managed or perfectly good stock; the difference is only the price. We can complete quickly where the seller needs certainty. How it works.
Do you take on block management?
Yes, for freeholders, right-to-manage companies and institutional owners: service charge budgets and accounts, contractors, health and safety, insurance and leaseholder communication. What is included.
Where do you operate?
Across England. The office is in Leyton, East London, and the properties we let, manage and own run from London and the Home Counties to the Midlands, Yorkshire and the North East.
How do tenants report a repair?
Through the assistant on this site. It checks the tenancy reference, sends a one-time code by email or text so we know who we are speaking to, records the problem with photographs, gives safety guidance for anything urgent and raises the job with the team. Emergencies should always be phoned in.
One operator for the whole of England.
The office is in London. The property is wherever it is: a mansion block in Kensington, a converted terrace in Leyton, a new-build block in Leeds. One manager, one statement, one standard, whatever the postcode.
About Property Sauce
