Appraisal

We visit, tell you honestly what the property will let for, what it needs first, and what we would do if it were ours.

Preparation and compliance

Gas safety, EICR, EPC, alarms, licensing where the council requires it. Nothing is advertised until it is legal to let.

Letting

Professional photography, the major portals, accompanied viewings, full referencing, right to rent checks and a tenancy agreement written for the law as it now stands.

Managing

Rent collected and paid on time, repairs dealt with quickly through the tenant assistant, inspections with photographs, and a renewal or rent review handled properly each year.

How quickly is rent paid to me?

Within five working days of the tenant's payment clearing, with a statement showing rent, our fee and any repair costs you have approved.

What happens if the tenant stops paying?

We contact the tenant the day rent is missed, agree a plan where one is realistic, and serve the correct notice under the Section 8 grounds where it is not. If possession proceedings are needed, we prepare the file and work alongside your solicitor.

Do I approve repairs?

Yes, above an agreed float. Below it we fix the problem and tell you. Above it you get a quote and a recommendation, and we check the work once it is done. Tenants report repairs through the assistant on this site, so every job starts with a written record and photographs.

Can I move to you mid-tenancy?

Yes. We take over the file, the deposit registration and the tenant relationship, audit the compliance documents, and tell you what, if anything, is missing.

What did the Renters' Rights Act change?

From 1 May 2026, Section 21 was abolished, all tenancies became periodic, rent rises need a Section 13 notice once a year, rent in advance is capped at one month and bidding above the advertised rent is banned. Our tenancies, notices and procedures were rewritten for it.
