Report a repair
- Use the assistant on this page. It asks for your tenancy reference, sends a one-time code to the email or mobile we hold for you, then records the problem and photographs and raises the job

Paying rent
- Rent is paid by standing order to the account on your tenancy agreement
- If you are going to be late, tell us before the due date. Silence is what causes problems
- Rent can rise once a year, with at least two months' written notice on the statutory form
- We will never ask you to pay more than one month's rent in advance

During your tenancy
- We inspect periodically, with at least 24 hours' notice, and send you the photographs
- You can ask to keep a pet. We must answer within 28 days and can only refuse for a good reason
- Your deposit is protected with a government-approved scheme and you will have the certificate
- When you want to leave, two months' written notice is all that is needed
Moving in? Agree the terms with the assistant.
If we have offered you a tenancy, the assistant can walk you through the agreement, answer questions about rent, deposit, notice and what is expected of each side, and note anything you want changed for a person to confirm.
We reference every applicant the same way: identity, right to rent, income and a previous landlord where there is one. We do not run bidding wars, we do not refuse families or people receiving benefits, and we tell you the rent we will accept in the advert.
Holding deposits are capped at one week's rent and are returned or put towards your first payment. The only other money we can ask for before you move in is the tenancy deposit, capped at five weeks' rent.

The Renters' Rights Act 2025 changed a lot on 1 May 2026. The parts that matter most to you:
Can I be asked to leave without a reason?
No. Section 21 "no fault" notices were abolished. A landlord now needs a legal ground, such as selling the property or moving in, and cannot use those grounds in the first twelve months of a tenancy.
Is my tenancy fixed term?
No. All tenancies are now periodic, rolling month to month. You can end yours with two months' notice at any time.
How much can the rent go up?
Once a year, to a market rent, with two months' notice on the official form. If you think the new figure is above market, you can challenge it at the First-tier Tribunal before it takes effect.
What if a repair is not done?
Report it through the assistant so there is a written record with a reference. If you are still unhappy, our complaints procedure explains the next step, including the Property Redress Scheme, which is free to use.
