How each property is scored.
One hundred points, four parts. Green is 85 and above, amber 65 to 84, red below 65.
Rent collected
Rent received in the last twelve months as a share of rent due. Part payments count for what they are.
Paid on time by the tenant
Payments received on or before the due date score in full; late or part payments score half; missed payments score nothing.
Paid to you on time
Statements paid to you within five working days of the rent clearing. Our promise, scored against ourselves.
Certificates and compliance
Gas safety, electrical report, EPC and deposit protection, each in date. A certificate due within sixty days scores most of its points because the renewal is already booked; an expired or missing one scores none until it is fixed.
